Roof cost per square

Roofers don't think in square feet — they think in squares. One square = 100 sq ft, and every material is priced, sold, and quoted in it. Learn the unit, and roofing quotes stop being a foreign language.
What is a roofing square?
A roofing square is 100 square feet of roof area. It's the trade's standard unit: shingles are manufactured and bundled by the square (3 bundles per square for architectural shingles), crews estimate labor by the square, and quotes are written by the square. A 2,000 sq ft roof is 20 squares. A 1,730 sq ft roof is 17.3 squares — roofers happily work in fractions.
The critical subtlety: "squares" means squares of roof surface, not house footprint. Pitch stretches the surface — a 1,500 sq ft ranch footprint at 6/12 pitch has about 1,730 sq ft of actual roof (17.3 squares), and at 12/12 pitch it's about 2,120 sq ft (21.2 squares). Any per-square quote built on footprint square footage instead of roof square footage is wrong before it starts.
Cost per square: installed tables for 5 materials
October 2026 · installed cost per 100 sq ft, mid-range US markets · ±25% planning range
| Material | Material only / square | Installed / square | Lifespan |
|---|---|---|---|
| 3-tab asphalt | $100–$150 | $350–$550 | 15–20 yrs |
| Architectural asphalt | $130–$200 | $450–$750 | 25–30 yrs |
| Standing-seam metal | $400–$700 | $1,000–$1,600 | 40–70 yrs |
| Wood shake / shingle | $350–$600 | $850–$1,400 | 25–40 yrs |
| Clay / concrete tile | $450–$800 | $1,100–$1,800 | 50–100 yrs |
Per-square installed ranges derived from the site's per-sq-ft installed rates (×100): 3-tab $3.50–$5.50, architectural $4.50–$7.50, metal $10–$16, wood $8.50–$14, tile $11–$18. Material-only splits are industry estimates. Budgeting estimates, not quotes — confirm on your quote.
Worked example: 20-square roof, 5 materials
A 2,000 sq ft roof (20 squares), single story, 6/12 pitch, one layer tear-off. Mid-range installed per-square rates:
| Material | 20 squares × mid rate | + Tear-off (~$150/sq) | Total | ±25% range |
|---|---|---|---|---|
| 3-tab asphalt | 20 × $450 = $9,000 | +$3,000 | $12,000 | $9,000–$15,000 |
| Architectural asphalt | 20 × $600 = $12,000 | +$3,000 | $15,000 | $11,250–$18,750 |
| Standing-seam metal | 20 × $1,300 = $26,000 | +$3,000 | $29,000 | $21,750–$36,250 |
| Wood shake | 20 × $1,125 = $22,500 | +$3,000 | $25,500 | $19,125–$31,875 |
| Clay/concrete tile | 20 × $1,450 = $29,000 | +$3,000 | $32,000 | $24,000–$40,000 |
Tear-off at ~$150/square is a mid-range planning figure for one layer. Steep pitch (10/12+) adds ~15–25% to labor; two-story adds ~10–20%. For your exact roof, run the roof cost calculator with your footprint and pitch.
The shape of the table is the whole story: the material choice moves the total more than any other single decision. Architectural asphalt at $15,000 vs. standing-seam metal at $29,000 is a 2× gap for the same roof — which is exactly why the 30-year math matters. Metal's 40–70 year lifespan means you buy one roof; asphalt means you buy two. See the asphalt vs. metal 30-year comparison for the amortization.
How to convert your roof to squares (4 steps)
- Measure the footprint. Length × width of the house at the eaves — say 40 × 50 = 2,000 sq ft.
- Apply the pitch multiplier. 4/12 → ×1.054; 6/12 → ×1.118; 8/12 → ×1.202; 10/12 → ×1.302; 12/12 → ×1.414. Our example at 6/12: 2,000 × 1.118 = 2,236 sq ft of roof.
- Divide by 100. 2,236 ÷ 100 = 22.36 squares.
- Add waste. +10% for simple roofs, +15% for cut-up roofs with valleys and dormers. 22.36 × 1.10 = 24.6 squares to quote and order.
Now multiply your squares by the per-square installed rates above and you have a planning estimate before a single contractor visits. The pitch multiplier is the step most DIY estimators skip — and the reason their "2,000 sq ft roof" quote comes back 15–40% higher than expected.
What the per-square price usually excludes
- Tear-off: $100–$200 per square per layer — the most commonly "forgotten" line item. Always ask if the quote is roof-over or tear-off.
- Underlayment upgrades: standard felt is usually included; synthetic or ice-and-water shield adds $50–$100 per square in the zones where it's used.
- Flashing replacement: valleys, chimneys, skylights, and walls — $200–$500 per penetration, often quoted separately.
- Decking repair: rotten plywood found during tear-off runs $50–$100 per sheet replaced — unknowable until the old roof comes off, so good quotes include a per-sheet allowance.
- Permits: $150–$500 flat in most jurisdictions — small relative to the job, but a missing permit can stall the project.
A per-square quote that seems 20% cheaper than the others usually isn't cheaper — it's missing one of these. Line up the inclusions before you line up the prices. The roof replacement cost guide covers quote red flags in detail.
Reading a per-square quote like a roofer
Once you think in squares, quotes become transparent — and games become visible. A legitimate per-square quote shows the square count, the per-square rate, and the inclusions as separate lines: 24.6 squares × $600/square architectural, includes synthetic underlayment, excludes tear-off at $150/square. That's a quote you can compare. What you don't want is a single lump sum with "squares" mentioned nowhere — it usually means the square count was rounded up generously, the waste allowance was doubled, or the tear-off was quietly folded into an inflated per-square rate. Ask for the square count in writing; any roofer who measured your roof knows it to the decimal. And when two quotes differ by more than 15% on the same square count, the difference is almost never the shingles — it's the underlayment tier, the flashing scope, or the warranty behind the work. The cheapest squares with the thinnest underlayment and no workmanship warranty are the most expensive roof you'll ever buy.
FAQs
What is a roofing square?
A roofing square is 100 square feet of roof area — the standard unit for roofing materials, labor estimates, and quotes. A 2,000 sq ft roof is 20 squares; shingles are sold 3 bundles to the square.
How much does a roof cost per square?
Installed, in 2026 planning ranges: 3-tab asphalt $350–$550, architectural asphalt $450–$750, standing-seam metal $1,000–$1,600, wood shake $850–$1,400, clay/concrete tile $1,100–$1,800 per square. Tear-off, pitch, and stories add on top.
How do I convert my roof square footage to squares?
Divide true roof square feet (footprint × pitch multiplier) by 100, then add 10–15% waste. Example: 2,000 sq ft footprint at 6/12 pitch = 2,236 sq ft of roof = 22.4 squares, or ~24.6 squares with waste.
Why do roofers quote per square instead of per square foot?
It's the trade's native unit — materials are made and sold by the square, so per-square quotes align with actual material ordering and make bids directly comparable. Per-sq-ft quotes can hide rounding differences.
Does the per-square price include tear-off?
Usually not. Tear-off adds roughly $100–$200 per square per layer. On a 20-square roof that's $2,000–$4,000 — always confirm whether a quote is roof-over or includes tear-off before comparing.
